In today’s real estate market, social media has become a powerful tool to help real estate agents and homeowners sell their homes. Social media is an easy (and free!) way to help your home gain more exposure and catch the eye of potential buyers. Whether it’s Facebook, Twitter or Instagram, social media can help expedite the sale of your home and get the offers flowing. Here are my top tips on the best ways to utilize social media in your next home sale:

Work with a real estate agent who has a strong social media presence

This is an extremely important aspect to consider when deciding who will sell your home. Do some research on different real estate agents in your area to see which ones have a powerful online presence, and who can help you sell your home quickly and expose it to a wider audience. Scan real estate agents Facebook pages to see how active they are, as well as what sort of engagement they have from their followers. Social media is an effective marketing tool that is often underutilized by real estate agents.

Retweet, repost & share

While your real estate agent should be doing the legwork when it comes to marketing your home and giving it a strong presence on social media, that doesn’t mean you can’t lend a hand (or simply a finger). Once your real estate agent has posted your home on their social media platforms (such as their professional Facebook page or Twitter) simply repost or retweet the information to expose your home to a wider audience. You never know which one of your long forgotten Facebook friends may be in the market for a new home. It’s also a good idea to encourage friends and family members to share this information as well and expose your home to an even wider audience.

Target your demographic

Different social media platforms are more popular with different demographics and audiences. Consider who is most likely to purchase your home (age, income level, marital status), and focus your efforts on the social media platforms that they are most likely to use. Facebook still captures the largest demographic of individuals across all ages and continues to gain popularity amongst older generations, so it is probably your best bet. However, if you are looking to target a more specific demographic consider showcasing your home on Instagram, which is extremely popular amongst the millennial generation, or LinkedIn, which continues to hold popular amongst high-income earners.
